Signing up

Your property's name and address, then your name, email and a password. No card and no invite code.

We start with the property, because that is what you came here about, and an address search fills most of it in for you. Then who you are and a password, and you are in. There is no sales call to sit through first.

What it costs

Free forever up to 20 rooms. Pro is €55 a month and Max is €95 a month.

Free is a complete booking engine, website and reservation system, with no card asked for and no time limit. Pro adds advanced revenue tools, your own branding and 40 rooms. Max adds the channel manager, the live front desk, housekeeping, multiple users, your own domain and 60 rooms. Above your plan's room count it is €5 a month for each extra room. We take no commission on a booking, on any plan.

Bookings and getting paid

You do. Card payments land in your own Stripe account and pay out to your own bank.

We are never in the chain and never hold a cent of it, and your processing contract is with Stripe rather than with us. It is also why there is no commission for us to take: the money never passes through our hands.

Extras and what else you sell

Yes. Breakfast, parking, an airport transfer, spa access, late checkout, a bottle waiting in the room.

You name the extra, price it per night or per stay, and give it a photo if you have one. Guests see each one while they book, with the full total before they confirm, so nothing appears out of nowhere at the end.

Your website and booking page

Your property, not ours. Your rooms, your photos, your prices, and a confirmation from you.

They land on your booking page, or on the widget sitting inside your own site. Pick dates, pick a room, add extras, pay by card. They never need a Tribii account. On the free plan a small Powered by Tribii line sits at the bottom of the page, and Pro removes it.

OTAs and channels

Booking.com, Airbnb, Expedia and Vrbo among others, through one connection rather than one per site.

This is a full two-way channel manager, the same distribution machinery the large groups run on, and it comes with Max at one monthly price: nothing extra to buy, no fee per booking, and no commission on anything the channels sell for you. Independent hoteliers have paid a separate vendor for this for years. If you do not see your site in the list, ask us.

Guests, messages and the app

From one place. Every conversation arrives in Community, the messaging page inside Tribii.

You answer it there rather than hunting through a personal inbox for the guest who asked about parking. Confirmations, receipts and reminders go out under your name and your branding, so the guest knows they are dealing with your property and not with software they have never heard of. With the channel manager switched on, your Booking.com and Airbnb threads arrive here too.

Moving from what you use now

Yes. Upload an export from your current system, or the spreadsheet you actually keep.

The AI migration tool reads the file in order however big it is, shows you a preview, and imports nothing until you say so. It costs AI credits rather than money: one credit reads 400 rows, so a 2,000-row export uses five.

Your data and the law

You do. We hold your bookings, guests and invoices on your behalf and act on your instructions.

That is what the data processing agreement puts in writing, and it is why you can take the lot out whenever you like, on any plan and without asking us. It is also why nothing is deleted unless a law demands it or you ask: recognising a guest who last stayed four years ago is the product doing its job, not something we forgot to clean up.

Property details, your rooms and rates, payments, and a summary at the end. Most of it is optional and all of it saves as you go, so you can stop halfway through and come back. By the time you reach the dashboard your booking page is already live.
